People with and without kids are really looking for ways to expand indoor living space, and an outdoor area designed for entertaining, relaxing and playing is just what the buyer ordered. You don’t necessarily need a large yard, but your space does have to be neat as a pin – and you have to maximize its usable space.

- Add all-weather furnishings, like tables and chairs
- Plant easy-to-care-for flowers and make sure the grass is cut and edged
- Invest in outdoor lighting so buyers can see that they’ll be able to have evening dinner parties or spend time on the patio when the sun goes down
Buyer Must-Have #3: A spa-style bathroom
Buyers love spa-style master bathrooms, and the good news is that you probably don’t have to dive head-first into a full-scale remodeling project to create one. If your tub is old and damaged, your real estate agent might suggest replacing it – but you may be able to have it resurfaced.

- Clean it thoroughly… twice
- Stage it with fluffy, never-used white towels, a new shower curtain and some nondescript artwork on the walls
