Whether you’ve outgrown your house or you’re just ready for something new, the time will come when you ask yourself, “Should I sell the house?”
Here are three things you need to ask yourself if you’re seriously entertaining the idea.
3 Things to Ask Yourself if You’re Thinking of Selling Your Home on 30A
If you’re thinking about selling, ask yourself:
- Can I afford to sell?
- What kinds of disclosures do I need to make?
- What’s my home’s best feature?
Here’s a closer look at each.
#1. Can I afford to sell?
When you sell your home, you’ll end up spending money to make money – and that includes paying for things like real estate commissions, buyers’ closing costs, landscaping and home staging. The costs will vary based on your situation, but it can cut into your profits.
#2. What kinds of disclosures do I need to make?
Legally, you have to disclose known facts about the property’s physical condition, whether anything dangerous exists there, or whether there are lawsuits or other matters that could affect the property’s value. If you’re not sure what you have to tell a buyer, talk to a real estate agent to find out. Sometimes people think the less they disclose the better – but usually, the more you tell buyers, the happier they’ll be (and the less likely they’ll be to back out of the deal when they find out).
#3. What’s my home’s best feature?
When you sell your house, you want to capitalize on its best feature. If it’s the landscaping, that’s where you need to focus; if it’s the beautiful living room, master bedroom or even the outdoor living space, your real estate agent will want to steer buyers toward it.
