When you’re buying a home for sale along 30A, you’ll most likely find listings you love online – but check out these three unwritten (until now, that is) rules that apply to buyers.

Check out these three “rules” as you start house-hunting along 30A:

  • Don’t call the listing agent when you see a home you love
  • Don’t make an offer without preapproval
  • Don’t be late when it’s time to see a house

#1. Don’t call the listing agent when you see a home you love.

When you find a house you want to see, don’t call the listing agent. Instead, work with your own agent. The listing agent works for the seller, and will always put the seller’s interests before yours. You need a buyer’s agent working in your best interests instead.

#2. Don’t make an offer without preapproval.

When you make an offer on a home that the seller accepts, the seller pulls it off the market. But you’re unlikely to get a seller to accept your offer at all if you haven’t been preapproved by a lender for the mortgage amount. That’s because the seller can’t have the confidence he or she needs that you’ll actually be able to buy without a preapproval letter.

#3. Don’t be late when it’s time to see a house.

Your real estate agent and the seller both depend on you being on time – so if you’re going to be late or can’t make it, let your agent know. That way, the seller won’t have to hurry up and vacate the house so you can tour it, and it helps you keep a good working relationship with your agent.
