Did you know that Florida homeowners are allowed to be their own contractors? So, if you live in Florida and are building or improving your primary residence or duplex, you might be able to skip the contractor fees completely. Of course, you should only do this if you know what you’re doing. Another stipulation is that the home or duplex has to be one that you occupy.
This really could save you a lot of money. Legally, you still have to apply for all of the proper permits. Plus, you obviously have to follow all of the other building code rules. The reason Florida homeowners have this right comes down to Florida State Statute 489.103(7). Check it out for all of the details.
Just a heads up, you will have to personally appear to handle all permitting. You also will have to be present personally for all inspections. You will have to show evidence that the place is insured too. So, don’t forget to grab that paperwork.
While you are starting the permit work, you’ll end up signing a statement saying that you understand all the obligations and rules under the law and specified in a disclosure statement the provide.
One more thing: If you decide to act as your own contractor in Florida, the work can’t exceed $75,000.
