If you’re like many people who are self-employed and want to live on the beautiful, sandy beaches of 30A, there’s great news: You can still get financing to buy a house here.
Here’s what you need to know.
Self-Employed? You Can Still Get Financing to Buy a House on 30A
Lenders are more than willing to let self-employed people borrow money to buy a home, but you may have to provide a little more documentation than others do. For example, you may have to validate your business income with a profit and loss statement, or 1099.

You’ll also have to be careful about keeping your business credit separate from your personal credit – and that means using separate cards for everything (especially if your business is already structured that way).
Because lenders want to see that you have a steady income (so they know you won’t have a hard time making your monthly mortgage payments), you’lll also have to provide:
- Two years of tax returns
- Statements of all your asset accounts
- Information on your current real estate holdings
- Your residential history for the past two years
- Proof of funds for your down payment
